Overview

KBE was the Construction Manager at Risk for the 10,406 sf timber-and-glass addition to the College’s Fitness Center, along with renovation of the existing 4,492 sf facility. The 2-story addition is constructed of glue-lam timber framing to match the existing facility, with a distinctive glass curtain wall and masonry facade. The new facility provides cardio and weight training options. Interior renovations to the existing facility include installation of a new sprung dance floor, wall finishes, and wall mirrors to support Pilates, dance, and spinning classes.

Challenges

One of the biggest project challenges was the spiderweb of utilities located beneath the site of the addition, with a major issue being the presence of high voltage electrical conduits that could not be relocated due to cost. To reach suitable material, the Team needed to excavate down 12 feet below the conduits. Ultimately, the solution was “over-excavating” in a checker-board pattern around the conduits to reach the proper depth, and then placing flowable fill up to the underside of the conduits. This solution maintained site safety, kept the budget intact, and allowed utility services to continue uninterrupted.
